OT: Possible to beat out other rental applicants for apartment?

    Hey all,

    Just wanted to get some insight from everyone as I wasn’t able to find clarity through Google research. Basically, my friend and I just looked at an awesome apartment that we were dead set on signing a lease for. Little did we know, the apartment was being shown by other realty agents and the day our agent was submitting our application we were notified that another had already been accepted that morning.

    My question is, even though the other rental application was accepted, is there any chance that we’d be able to sweeten the deal to get the landlord to reconsider? I know that nothing is set in stone until the lease is signed, and the other guys most likely have the lease, but is there any chance the landlord would revoke their acceptance and end up sending us the lease?

    We’re both great candidates in terms of salary, credit, etc., and we’re hoping there is still a shot. We’d be offering to pay a higher monthly rent and a good deal of cash for cleaning/painting, which I am sure the other applicants hadn’t even thought of. Anyone ever experienced something similar, or is this something that can be done in the rental process?

    I was in this situation before….Unfortunately not because the leasing agency/owner has to follow the equal opportunity law. The only thing you can do is really just continue to call and see what the status is on the other applicant.

    It's gone – no sense in spending any more time worrying. Not like that's the only apartment on the market, and besides, how special could it have possibly been if it needed a bunch of cleaning and painting?

    There are many reasons rental applications fall through so there Is always a chance but as mentioned above if the place needs that much cleaning and painting it's a huge red flag to be considered-if the previous tenants were the type to trash a place what kind of neighbors will you have and if the landlord was in such a rush to let multiple realtors show it before it had been prepped it's a red flag of what kind of landlord it is.

    Save the deal making skills for when you're looking to purchase a home. There's no way I'd offer anything extra for something that you'll never have equity in.

    I agree with mla. I wouldn't offer more for an apartment. And those issues are definitely red flags. What is the real pull for this place in particular? Location? Cost? Is it a steal? Is that why you are willing to pay more?

    Thanks for the replies everyone! The main reason we are so set on this property is because the market is very competitive in the area (Hoboken, NJ) and for this huge 2 bedroom 2 bathroom apartment the price is a steal. It's also a top floor corner unit with a view of Manhattan with high ceilings. Every other property we looked at within the same price range was way smaller and felt like dungeons. The place itself isn't that dirty at all and really doesn't need a paint job, but the realtor said that in some areas they are required by law to do so before a new tenant moves in. Not to mention the commute to work would be less than a 15 minute walk.

    I have a cousin staying in hoboken paying 3000 a month for an apartment. its crazy.
